A review of architectural floor plans and the listing of included features and interior appointments for Back Creek Landing homes reflect a host of included selections and design elements indicative of the care and thought that have gone into the plans for your home. Examples of included features directed toward building-in style, comfort and functionality are:

  • Extensive use of recessed lighting and pre-wiring of paddle fans for all bedrooms, Great Room, and front porches.
  • Schlage levered hardware, as functional as it is attractive, for all hinged doors, with no interior doorway being less than 2'8" and all bedroom, dining area and kitchen door openings being no less than 3'.
  • Use of pocket doors in areas where hinged doors would detract from utility of space.
  • Built-ins that include display niches, shelving, Great Room entertainment center and tech-center desk areas.
  • Kitchen finishes and appliance selections that include Corian countertops, 42" tall wall cabinets, a double wall oven, ceramic cook-top range, 25 cubic foot refrigerator with through-the-door icemaker and ice water.
  • Finish trim carpentry that includes cased window openings and 5-½" base trim, all rooms.
  • Designs for thermal integrity, energy economy and comfort that include:
    • 2x6 exterior wall construction with R-19 wall and crawl space insulation and R-30 insulation in attic and vaulted ceiling areas.
    • Return air ducts to all bedrooms.
    • Two-zone HVAC system, with supply lines extended to all exterior walls at windows.
    • Caulking, sealing and insulation of exterior walls to a standard that yields an approximate 10% return on the incremental cost of thermal sealing to the higher standard incorporated into construction of Back Creek Landing homes (see www.comforthome.com for a detailed description of these standards). As part of satisfying these thermal integrity design standards, each Back Creek Landing home will receive and must pass a "blower door test" prior to delivery to document that a maximum allowable design threshold for air infiltration is not exceeded.
  • Floor covering finishes that include:
    • Pre-finished hardwood flooring extended from foyer to first stair riser.
    • Ceramic tile on "wet areas" of bathroom floors and around tub/shower enclosures.
    • No-wax vinyl for kitchen, nook and hall bath floor areas.
  • Long-lived exterior materials and finishes that include lapped, Hardiplank, cementitious siding and trim, with a factory finish, most colors. The Hardiplank siding comes with a 50-year warranty and the two-coat finish comes with a minimum 15-year material warranty.
  • Roofing materials are an architectural shingle having a 30-year warranty, manufactured by Certainteed, coupled with standing seam, pre-finished metal roofing over all front porches.
  • Exterior trim details for window trim, fascia and roof overhang and exterior columns are designed to reflect traditional styling as well as to provide multiple planes and shadow lines for aesthetic appeal.
  • Minimum 24" clearance beneath floor joists over crawl space to ensure ease of crawl space access, with crawl space sub-grade covered by plastic vapor barrier and 2"-3" of pea gravel. Specific treatment of crawl space sub-grade minimizes potential for moisture transfer from sub-grade to home and provides clean, consistent treatment to sub-grade.
